Straight answers for Texas landlords.
The questions landlords and property managers ask us most often. If yours isn't here, contact us — we'll get back to you quickly.
How fast can you file my eviction?+
Once we have the lease, the ledger, and confirmation that proper notice was given, we move quickly — expedited handling is available, and we'll give you a realistic timeline for your county at the start.
Who is responsible for sending the Notice to Vacate?+
The Notice to Vacate is generally served by the landlord or property manager before the case is filed. Our role is to review the notice you served and confirm it meets Texas Property Code § 24.005 requirements before we file the eviction petition.
What does an eviction cost?+
Most evictions are handled on a flat fee; hourly work is available starting at $250/hour. We confirm your cost up front. Court filing fees are separate and set by the county.
I manage multiple properties — can you handle all of them?+
Yes. We work with property managers and portfolio owners to file across multiple counties from a single delinquency list, with one point of contact.
Which counties and courts do you cover?+
We regularly file in Harris, Fort Bend, Montgomery, Galveston, Bexar and Williamson counties and surrounding Justice of the Peace courts, serving the Houston, San Antonio and Austin metros.
What do you need from me to get started?+
Usually the lease, a current rent ledger or statement of what's owed, the tenant's details, and the Notice to Vacate you already served. The more complete the file, the faster we move.
Do you represent tenants too?+
We represent both landlords and tenants. Contact us with your situation and we'll let you know how we can help.
How long will my matter take?+
Every case is different. Some resolve quickly; others take longer if contested. We'll give you a realistic timeline during your consultation.
